Technically, 143 N Jebavy is in PM Township, outside of the Ludington city limits, but it is an interesting video.

The usual take on You-Tube (and on Facebook where it has also been posted) seems to be to get officials involved (i.e. "you should contact the Dept of housing bout this", "Turn him in to building codes", "Bummer that you don't have city code to fall back on", "call the health department, Or the department of human services", "I'd call code enforcement on him", etc.).

And I believe those people are just concerned for the grievances that the video depicts, but doing such acts may only make things worse for the videographer.  At about twenty seconds into the video the narrator says:  "We can't find another place, we can't go get up to another place."  One would have to presume that he cannot afford other places due to his displeasure with the apartments.

The housing market is based on worth:  if you pay $500 per month for an apartment, it's likely that a $1000 per month apartment in the same area is a bit nicer, and tenants have that expectation too.  When you pay the smaller cost, you should expect either minimal landlord investment in upkeep of the premises, or conditions that are less than optimal.

Involving authorities in solving what is depicted in the video may get some corrections done by the landlord, but it will come at the cost of higher rents and possibly the loss of many low-rent options for the community.  Tinkering with the free market in housing by the government is often what leads to unaffordable housing and homelessness in the long run.

A lease written between a landlord and tenant is entered into voluntarily by both parties after both have researched the other party and the premises.  Unless there is a safety hazard that arises that a landlord refuses to correct, there should be no government involvement.

First thought is most of it looks cosmetic.  ...not in a good way...

Second $750 for 3 bedroom is reasonable ...IMO.

Third why not a interior video?

Safety should be a concern but if not an issue then hard to report.

And yes you get what you pay for.

Looks like the some of the tenants caused a bigger mess than the landlord as indicated by the trashy looking mess outside. The things he complains about are minor and I agree that if he had serious complaints about the inside he would have put them on the video unless he didn't want to reveal his poor housekeeping.

Well the way I see it is peeling paint is one thing the holes are another. The holes were not caused buy the lack of paint or maintenance. It was caused by the tenants. Throw another ball at it or give it another kick. As soon as the landlord does the repairs if I was him I would say a rent hike is due. Oh thats so cruel , bull sh t  . To you people who do not own or ever owned rentals you have no idea what people do to inside and outside of the property. Evict the problem people and HOPE you get better ones. The problem with ludington is its a revolving door. People move in , trash the place then complain about the property, then move on to the next.

I've seen everything that a tenet from hell can do to a rental unit. At one time I was associated with the rental business and I've been involved with dwellings containing dead humans to a houses with dozens of dead animals to houses so filled with garbage and trash that it was impossible to walk through. I've seen garbage and trash 3 to 4ft. deep. Not only trash but sh_t scattered everywhere. I"ve seen toilets that  had plugged and instead of plunging them the tenets sh_t in and filled the bathtub along with buckets and buckets of urine. One particular renter would get out of bed in the night to pee and instead of using the bathroom, he would piss on the wall next to the bed. The wall, carpet and floor were completely saturated. One lady who had died had her legs eaten by her starving cats. The smell in some of those houses was absolutely over powering. And the fleas. Sometimes fleas were so bad that I received hundreds of bites. Not to forget our friends the roaches who at times were found to be covering the walls and ceiling by the thousands.

Got a laugh on the Ludington locals posting. If the land lord post a message to pick up the toys as he will be mowing the next day.  LOL. I used to stop after work, talk to the parents about mowing the next day to have all the toys picked up. Well the next day came , unloaded the mower, mowed first where there wasn't any toys to give them time to pick them up.  No-one  showed up so the mower ate them up and spit them out. Ya see the real problem is that the parents didn't buy those toys , we the working people did, you know those trees with tags on them at christmas time . The day after Christmas there laying out in the snow bank unless the parents take them back for cash to by beer and cigarettes.
